“Pend” is the New Four-Letter Word for Puget Sound Home Buyers

According to the Northwest Multiple Listing Service, there were just over 117,000 homes for sale in the Puget Sound Region in April. Out of those, over 102,000 were pending. That means only 1 out of 8 homes with a “For Sale” sign in the front yard was still accepting offers.

When a home sale is pending, that means the seller is already under contract with a buyer and cannot accept new offers from other buyers. Ideally, the seller will add a “Pending” rider to their “For Sale” sign, but the unfortunate fact is that it’s not always done in a timely manner, if at all.

What makes matters even more confusing for home buyers is that many online real estate search sites, such as Zillow or Realtor.com, can take several days to update once a property goes pending. It’s not uncommon for a buyer to fall in love with a dream home they see online, just to have that dream shattered when they learn that the home is already pending.
